Acquisition Criteria
- Parcel Type: Cleared or wooded vacant land (barns/sheds okay, no occupancy structures)
- Acreage: 5–50 acres
- Wetlands: ≤ 30% of parcel
- Flood Zone: ≤ 30% of parcel
- Average Slope: < 25%
- Zoning: Must have development potential (residential, homestead, campgrounds, RV parks, mobile/trailer, storage, car washes)
- Road Frontage: Reasonable for parcel size
- Utilities: Electric, sewer, water (preferred but not required)
- Perc Test: Passed (preferred)
Location Context
Residential/Homestead/Campgrounds/RV/Mobile/Trailer
- Within ~1 hour of basic amenities (airport, hospital, grocery stores, etc.)
- Near public amenities (national/state parks, ski resorts, tourist destinations)
- Has unique features or views (mountain range, lake, river, etc.)
Storage Facilities & Car Washes
- Must be within city limits with population ≥ 30,000
- No greater than 1.5 acres in size
- At least 200 ft. of road frontage
